How to Sell Your House in Idaho Falls

Most folks who call me about selling start with the same question: "Where do I even begin?" Fair enough. If you haven't sold a house in ten years, a lot has changed, and nobody hands you a manual. So here's how I walk my Idaho Falls sellers through it, start to finish.
Find out what it's really worth
Price drives everything else. Get it right and buyers show up. Get it wrong and your house sits while the neighbors' sell.
The online estimates are fine for a ballpark. They just can't see that you redid the bathroom last spring, or that the basement still has the original 1978 carpet. I pull the homes that actually sold near you, in Idaho Falls, Ammon, Iona or wherever you are, and adjust for the stuff a computer misses. You can try the instant estimate first, then ask me for a real market analysis. It's free and there's no pressure.
Pick how you want to sell
You can list with an agent, try it yourself, or go somewhere in between. Before you sign anything with anybody, ask three questions. What's the listing fee? Will I also be asked to pay the buyer's agent? And how long am I locked in?
That last one bugs me. A lot of agreements tie you up for six months. Mine don't. With my Smart Seller Programs you know the listing fee up front and you can cancel anytime. If you want the long version on fees, I wrote it up here: how listing fees work.
Get the house ready
You don't need to remodel. Honestly, please don't. Clean it, clear the clutter, fix the drippy faucet and the door that sticks. Buyers walk through and think, "If they didn't fix that, what else didn't they fix?" I put together a prep checklist for photos and showings if you want something to work from.
Timing matters around here too. Spring and early summer bring out more buyers, but a house that's priced right sells in January when the wind's coming across the Snake River Plain. Don't wait on the calendar if your life says it's time.
Marketing and showings
Good photos, the MLS, the big home search sites, a sign in the yard. That's the baseline. Depending on the program, I add drone shots, open houses, social ads and 3D tours. Then we show it. Keep it tidy, keep the thermostat comfortable, and leave the house when buyers come through so they can talk freely.
Offers and closing
The highest number isn't always the best offer. I look at financing, inspection and appraisal terms, and the closing date, and we go through it together line by line. If the buyer has their own agent, that agent's fee gets negotiated as part of the offer, so you'll see it before you agree to anything.
Once you accept, there's an inspection, an appraisal and title work. A transaction coordinator keeps the deadlines straight so nothing slips through the cracks. Then you sign, hand over the keys, and you're done.
