Can I really cancel anytime?

Yes. Every Smart Seller program can be canceled anytime. There's no 6-month contract holding you in.

What does "if Uncle Al brings the buyer" mean?

It means I found the buyer myself and they don't have their own agent. On Silver that adds 1% and on Gold it adds 0.75%. On Platinum there's no added fee. Either way, you avoid paying an outside buyer's agent.

What if the buyer has their own agent?

Buyer agent fees are negotiated with each offer. You'll see exactly what's being asked before you agree to anything.

Are the dollar examples my total cost?

No. The $400k examples show listing-side fees only. Each program also has a $495 transaction coordination fee, and any buyer agent fee is negotiated per offer.

Which program should I pick?

Gold is the most popular. If you want maximum exposure, Platinum adds a Zillow Showcase listing, a 3D tour, virtual staging and paid campaigns, and drops to 2.49% if you're under contract within 30 days. Ask for a free home value and I'll walk you through it.
