How Listing Fees Work When You Sell in Idaho Falls

I get it. Real estate fees are confusing, and some of that is on purpose. Part of the reason is that every sale has two sides, and both of them can end up costing you. Let me lay it out the way I'd explain it at your kitchen table. (If you're just getting started, read how to sell your house in Idaho Falls first.)
The listing-side fee
This is what you pay the agent and brokerage who list and market your home. It's usually a percentage of the sale price, and it's written into your listing agreement. It's also negotiable. Fees vary from agent to agent depending on what's included, so ask exactly what you're getting. Photos? Open houses? Somebody to handle showings, or is that on you?
The buyer's agent fee
Here's the part a lot of sellers in Idaho Falls don't see coming. Many buyers have their own agent, and how that agent gets paid is negotiated. Sellers are often asked to cover some or all of it as part of the offer. On top of the listing fee, that can add up fast. Better to know about it before you list than to be surprised when the offer shows up.
How long you're stuck
A lot of listing agreements run a set number of months. Read the cancellation part before you sign. If things aren't working, can you walk away, or are you stuck till summer?
And there are other costs too, like title and escrow fees and sometimes a brokerage transaction fee. Ask for an estimate of what you'll actually walk away with before you commit to anyone. I'm happy to run yours with a free home value. Me included.
How I do it
With my Smart Seller Programs, the listing fee is clear from day one: Silver 1%, Gold 1.99%, or Platinum 2.99%. I market your home to find the buyer myself, so you've got a real shot at not paying an outside buyer's agent. If the buyer does come with their own agent, that fee gets negotiated with the offer. Every program has a $495 transaction coordination fee, and you can cancel anytime. No 6-month contract. The full breakdown is in what Smart Seller saves you.
