What Smart Seller Saves You, and How It Works

I started Smart Seller because I kept watching people in Idaho Falls hand over a big chunk of their equity without really knowing what they were paying for. The idea is simple. I market your home hard enough to find the buyer myself. When I do, you skip the outside buyer's agent and keep more of your money.

Where the savings come from

On a lot of sales, the seller pays a listing fee and then gets asked to cover the buyer's agent too. That's two fees. When I bring the buyer, that second one can go away. I break the two fees down in how listing fees work. And with every Smart Seller program, you know the listing fee from the start, plus what changes if I'm the one who finds the buyer.

The three programs

Silver, 1%. HDR photos, a professional market analysis, weekly market updates, the MLS plus 500 websites, a lockbox and yard sign, a 24/7 showing service, and contract negotiation. You show unrepresented buyers yourself. If Uncle Al brings the buyer: +1%.

Gold, 1.99%. This is the one most people pick. You get everything in Silver plus drone photos, a dedicated showing agent, a featured open house and weekly social media ads, and we show unrepresented buyers for you. If Uncle Al brings the buyer: +0.75%.

Platinum, 2.99%. Everything in Gold plus a Zillow Showcase listing, an interactive 3D tour, virtual staging, paid social campaigns and multiple open houses. It drops to 2.49% if you're under contract within 30 days. If Uncle Al brings the buyer: no added fee.

Each program has a $495 transaction coordination fee. Buyer agent fees are negotiated with each offer.

On a $400k house

Silver comes to $4,000. Gold is $7,960. Platinum is $11,960, or $9,960 if you're under contract in 30 days. Those dollar examples are listing-side fees only. Curious what it'd be on your house? See what your home is worth.
